An Exeter landlord that only lets its own homes
Red Cow Properties Ltd owns and looks after a portfolio of two-bedroom student houses and flats in Exeter. We don't act for other landlords. Every home on this site is ours, and we run it ourselves.
We started letting to students because we saw how few good, well-kept small homes there were in Exeter's private market. Big shared houses suit some people, but plenty of students would rather share with one friend or partner, or want somewhere quieter for a final year or a master's. That's who our homes are for.
Because we're the owner as well as the landlord, you deal with the person who can actually say yes. When something breaks, you contact us directly and we arrange the repair. Many of our tenants stay on for a second or third year, which is why our homes rarely come up.
What every home has
- Two bedrooms, no more. Small homes are easier to keep to a high standard, and easier to live in.
- A good location. In established student areas, within reach of Streatham Campus, St Luke's Campus, St David's station and the city centre.
- A recent refurbishment. Every home has been refurbished since 2024, with modern kitchens and bathrooms and a washer and dryer.
- Lower energy bills. Our homes are rated EPC C or better. The legal minimum to let a home in England is E.
- Up-to-date safety checks. Gas safety, electrical safety and fire safety are all in place before anyone moves in.
- Room to study. Practical layouts, smart heating and fast fibre wifi included in the rent.

We arrange viewings at times that suit you, as many homes as you like.
Reserve
Sign the tenancy agreement and pay the deposit of one month's rent. The home then comes off the market. No holding fee.
Guarantor check
We reference one guarantor per home to confirm affordability, then countersign and send your paperwork.
Move in
We meet you at the door, walk through the inventory, read the meters and hand over the keys.
Deposit and guarantor
The deposit is one month's rent and is protected in a government-approved scheme. It's returned at the end of the tenancy, less any deductions for damage. We don't charge holding fees or any other fees. Most students don't have a long financial history, so we ask for at least one guarantor per home, who we reference to confirm affordability.
Before you move in
- We apply to the council for your council tax exemption. We'll need your student numbers; if your student status changes during the tenancy, council tax becomes your responsibility from that date.
- We tell you who the current gas and electricity suppliers are and how to set up your accounts.
- Where a parking permit is included, we arrange it, usually two to four weeks before you move in.
Move-in day
Where we can, we meet you at the property to go through the inventory, take meter readings and hand over the keys. We'll show you where the stopcock, fuse box and meters are, and give you our direct number for questions, repairs and emergencies.
