Renting a student home in Exeter: your questions

Rent, deposits, guarantors, bills and council tax for our 2027/28 student homes.

When do your 2027/28 tenancies start?

All of our homes are let for the 2027/28 academic year from 1 August 2027. We're taking enquiries and arranging viewings now.

Is the rent per person or for the whole home?

Each home is let as a whole to two students at £1,600 a month, which works out at £800 each per month.

How much is the deposit?

One month's rent: £1,600 for the home, or £800 each. It's protected in a government-approved deposit scheme and returned at the end of the tenancy, less any deductions for damage.

Do you charge any fees or a holding deposit?

No. There are no agency fees, admin fees or holding deposits. Once the tenancy agreement is signed and the deposit is paid, the home comes off the market.

Do I need a guarantor?

Yes, we ask for at least one guarantor per home. We reference them to confirm affordability; in most cases this is straightforward.

Which bills are included?

Superfast fibre wifi is included in every home. Several homes also include unlimited water, a parking permit or a TV licence; each property page lists exactly what's included. You set up gas and electricity in your own names, and we'll tell you the current suppliers.

Do students pay council tax?

Homes where everyone is a full-time student are exempt. We apply for the exemption for you using your student numbers. If your student status changes during the tenancy, council tax becomes payable from that date.

Can I make an offer above the advertised rent?

No. The rent on each listing is the rent. We don't invite, encourage or accept offers above it.

How far are your homes from campus?

Our homes are around St David's, the River Exe and St James, between about 0.8 and 1.3 km in a straight line from the Forum on Streatham Campus. Each property page lists distances to Streatham, St Luke's, St David's station and the city centre.

Can we view more than one home?

Yes. Tell us which homes you're interested in and when you're free, and we'll arrange viewings back to back where we can.

Who do I contact if something needs fixing?

You contact us directly. We own the homes and handle repairs ourselves, so there's no agent to go through and no waiting for approval.
